What we do:

We source properties below market value and rent them out. We deal with all aspects of the property management once the property has been purchased in order to provide our customers with 'peace of mind'.

We charge a finders fee of 2% for individual properties which includes mortgage brokerage and access to our nominated solicitors. In some cases, the discount we receive on properties is 15% or more.

This represents a 210% return on the initial investment and a net equity of £31000
 
Rental Assessment:
Rental income: £ 390/month
Mortgage/fees £ 260/month
net income of   £ 130/month
 
This represents a positive rental yield (ratio of rent income to purchase price) of 7.5%, double the percentage of potential yields in London and most other parts of the country.
 
As another part of our service, we can arrange for a further advance on the property in order to release some of the equity gained (In this case £21000) and purchase further properties for you.
 
Our portfolio investment service involves larger investment sums of capital and involves starting a limited company with shared ownership between ourselves and the customer, thus spreading the risk. All properties are then purchased under the umbrella of that company. The fees assosciated with management and lettings in the future are paid by the company rather than the individual. There are no finders fees for this service.
