Portfolio Investment:
 
For investors with larger sums of capital, we can bulk purchase properties, new and resale at considerable discount below market value.
 
For the more risk averse investors we have a scheme whereby properties are purchased using a limited company. Thus lowering resale costs and leaving any potential risk with the company rather than the individual. We would then grow the portfolio for you, the investor, over an agreed period of time and take our fee as a percentage of the overall portfolio value.
 
Investments can be structured and mortgages arranged regardless of location. We have clients from London who are purchasing properties in the North East and investors from overseas trying to buy in to the U.K. property market.
 
For business investors:
 
We would set up a limited company in order to buy property. When the investment is eventually dispersed to the shareholders, your share of the profits can be transferred into your own company as dividends without being taxed.
 
Below is an example of our most recent portfolio investment using a limited company:

Purchase: Porfolio of 5 refurbished terraced properties already let and producing an annual income of £23400
 
2005:

total equity gained:  £   79000
 
This represents a 158% return on the initial investment.
 
We have since refinanced the properties and released funds to the value of £60000 and purchased a further five properties with an instant equity gained of £57000.
 
Thus increasing the portfolio value to £946000 with a net equity of 

£186000 in just under one year. This represents a total return of 372% on the initial investment of £50000.
